SHC to Pilot Transforming Existing Estate into Modern, Sustainable Community

The Managing Director of the State Housing Company (SHC), John S. Bawah, says SHC plans to pilot an urban redevelopment project, transforming an existing residential estate into a modern, sustainable community.
Speaking at the 6th Ghana Green Building Summit 2025 in Accra on Thursday, April 10, Mr. Bawah said this initiative aims to provide affordable housing for Ghanaians of all social classes, making homeownership a proud reality.
“It is our ambition that this pilot would set an example of what is possible for urban housing in Ghana.
“We will transform one of our existing residential estates in the city into a vertical, modern, sustainable inner-city community where Ghanaians of all social classes can access housing that they will be proud to own,” he emphasized.

According to him, the project has several key objectives. Firstly, it seeks to address the issue of expensive housing, which currently makes it difficult for about 95% of Ghana’s working class to afford homes.
Secondly, the new community will incorporate green building technologies, renewable energy, and water conservation, reducing electricity and water bills.
Finally, SHC will explore ways to “green” existing developments and ensure all new projects employ sustainable and environmentally friendly elements.
“Using the global standard TDSR (total debt servicing ratio) calculation, for a Ghanaian to qualify for financing on a $75,000 home, even with a down payment of half their annual salary, they will need a minimum monthly income of GHc25,000.
“Today, less than 5% of formal sector workers earn this. What this means is that the majority of housing currently delivered by the sector is beyond the reach of about 95% of working-class Ghanaian”s.

SHC aims to bridge this gap by providing truly affordable housing options.
To achieve this, Mr. Bawah said the company “wants to draw inspiration from successful urban redevelopment projects globally.”
These projects have incorporated innovative strategies such as revitalizing public spaces, integrating green infrastructure into urban planning, and engaging with local stakeholders to ensure projects meet community needs.
